Apartment/lease/deposit question?

I signed a year lease and its 5 months into it. And part of the lease was if you break the lease early you have to pay a months rent extra. I also paid a $300 deposit. It鈥檚 very noisy where I live. I complained to the landlord once and he didn鈥檛 do anything about it and I have called the police out there eight times within the 5 months. Still nothing. I have been looking for another place b/c I literally can鈥檛 get any rest. I found a place and plan on moving next week. I called the landlord to tell him this morning I was moving next week. He said well we will make arrangements to pay the extra rent for breaking the lease and also he would need to come check the place for damages and if there is any I will have to pay for that too. I don鈥檛 think I should have to pay for breaking the lease b/c I complained and nothing was done about it, its part of his responsibility to take care of his tenants...correct?
Answer:
First of all, since there was a lease you are technically responsible for the next months rent. However, when it comes to the security deposit, he/she cannot withhold your security. What they can do is inspect the property and any damages that were made, they must provide proof of repair, such as receipts and stuff, and attach it to the remaining deposit. They have 30 days to return your deposit or tell you where it is. In most states, the landlord must put your security deposit in an account, where it accrues interest. They are supposed to attach any paid receipts to the deposit, which will be returned.

Judges usually don't side with landlords on this one, especially since your willing to pay that extra month just so you can leave. In the event that the landlord doesn't return your deposit, then you can file a complaint in the small claims court in the county where the apartment is in, and most likely the judge will award you 2x your security, if they find the landlord was withholding your security.

Really, you have to pay that month because technically you are responsible for all the months that apartment goes unrented up until your lease is up, given that the landlord tries to rent it out in all ways possible. So if I were you I would pay that other month or possibly get sued for the remainder of the lease.
remove the nails. put white toothpaste in the holes to hide them. unless excessive... should be considered normal wear and tear.
Lease laws vary from state to state..In some you are responsible for the remainder of your lease until the apartment is re-rented. The landlord does NOT have to give your old place preference when showing apartments to new potential renters.
Say goodbye to your deposit as well in most states.--because of the broken lease. Go on a search engine and do a search for landlord/tenant laws for your state.
The place has to be left in its original condition, the way it was upon moving in, minus normal wear and tear, in order to obtain a deposit. This means it also has to be cleaned.

If the only damage is the holes, then just buy some spackle and plug them up. It actually shouldn't matter if you don't do this because that would be considered normal wear and tear, but just in case your landlord is a jerk then you won't have to deal with it. Make certain the place is cleaned, too. Take pictures of the final result if you can, so you have them in case of a dispute. The only reason you might not get your full deposit back, then, would be if you didn't give enough notice beforehand (some returns of deposits are contingent upon at least a twenty day notice by tenant before moving).

Your landlords responsibilities don't extend to keeping the neighbours quite. If you were promised a quite lodging before moving in, however, then you might have a case for breaking your lease without expectation of reprisal, but only if.

Do some communities view jail time as a “Right of passage”?

Answer:
Unfortunately, this is all too true.
yea, black communities probably. just kidding. actually, probably just gangs.
No. But, some individuals get caught up in the prison system and have a difficult time getting back to normal after release. Jobs are a main issue. My question to you is," What communities did you have in mind?"
I wouldn't say that certain communities view jail as a 'Right of Passage", but i will say that as long as this country's power is unequally controlled, then some people in some communities will be more likely to be in jail.
When some felons get of prison, they will not be able to find legal jobs or people willing to give them a chance. So they go back to doing what they were doing before they went to jail. Now they are stuck in this cycle of being in and out of jail.
I have also heard of stories of people purposely going to jail so that they can get 3 meals and health insurance.
isn't this country great?!
I can tell you that in some urban/ poor communities, people who come out of jail are more respected. I know it sounds crazy, but it is the truth.

4.Are hackers dangerous cyberterrorist or harmless pranksters?

Are hackers dangerous cyberterrorist or harmless pranksters?can anyone give me opinions and evidence...plizz
Answer:
Every single hacker should be tracked down and charged as a cyber-terrorist. There's one UK hacker who has been charged with hacking into the US's military computer network. I hope he gets dragged off to the States any day soon and faces the charge there of which he is guilty in an English court. I want him banged up for at least forty years, hopefully he and his kind will simply die in jail. Good riddance.
the guy above is talking about a fella who showed all the floors in the U.S governments system and it was said he was a risk to national security , yet he is not . most hackers i would say are harmless .
Here is my take on your question. Most hackers are harmless pranksters and an extremely small percentage are dangerous cyberterrorists. The problem is three-fold. 1) It is impossible for the victim of a hacker attack to know whether the hacker is a terrorist or prankster. 2) Techniques of hacking developed by pranksters can subsequently be exploited by terrorists. 3) Pranksters with extensive hacker experience might someday become terrorists or be exploited by them.
'Hacking' something means using it for a purpose it was not originally intended for, or using it in a novel way to achieve a new purpose. Example: "I hacked my toy robot to bring me beer," or "I hacked my old video game controllers to work with my PC"

What you are referring to is 'breaking and entering' or 'trespassing', and is something entirely different.

See MAKE magazine for examples of modern-day hacker projects.

Why are you posting the same question several times?
What is the point you are trying to make?

36 college students die every year in alcohol related deaths. Should we ban alcohol?

Keep in mind that a ban on alcohol has been tried, and with disasterous results.

Also, keep in mind that most of these student deaths are from alcohol obtained illegaly. (Have to be over 21 to legally drink.)

Do we need tougher alcohol control? Should we ban it? (Even though the ban failed in the past?)

http://www2.potsdam.edu/hansondj/youthis...
Answer:
no ban the cars first. those cause even more deaths then budweiser.
Well when you have the Bud truck pull up at the Student Union and mass media saying drink up, maybe a little control is needed.
Lordy....don't let them hear that...you will give them even more ideas....

I honestly believe that if some people had it their way, we would all have the rights and privileges of a 5 year old.
It does make about as much sense as banning guns, so I am sure you will get a few idiots to comply.
no
no, its 36 out of how many, thousands....yes, multiples of thousands.....they were being irresponsible, and without those deaths so many more teenagers would be irresponsible too, theres alot out there, but not all of them are irresponsible, and thats mainly due to the examples that are set for them, the less and less bad things that happen, the more and more kids are going to start drinking, yes, more than they already do, i drank almost everyday for a year or 2, it was fun, i didnt die, but i could have, many times, and i only stopped because of the examples ive seen, now i drink only once every couple months
No, dont ban alcohol, ban alcoholics.
The VA Tech students didn't die over a 1 year period...
No, we should ban college.
I think we need to ban parents and schools patting children on the head and telling them the world owes them no matter what and start only allowing persons with some iota of personal accountability into college.

Funny -- I am in my 30's.....I didn't drink til I puked in college, there were no school shootings, and back when I was in school you could actually FAIL for not doing your work.....AND your parents would yell at YOU for it and not the teachers! (I know that sounds far fetched - but it really used to be like that.....we were responsible for our own actions and they had consequences!)
Where did you get that figure "36"? The number is over a hundred times that every month! Extract your head from your rectum and help reverse the stupid idea that one has to get blistered to be kewl!!!! I'm f u c king tired of seeing these kids hauled into my hospital morgue night after f u c king night!
Banning it wouldn't do any good. Look at all the deaths each year related to illegal drugs. People will still get it if they want it. Moonshine is illegal (but I think now it is starting to become legal in a couple of states but is high regulated or something like that, I don't know, that's not where I live), but people still find it and drink it. I don't think it's an issue of legality. Rather it's an issue of how our sick society effects kids. Young people (and some never grow out of it) feel a strong sense of importance in fitting in and being popular and desired. Drinking like that is supposed to mean you are "the life of the party", "always fun to be around", etc. This is what these kids want. In fraternity hazing, too, it's done as a means of being accepted into that organization. Our kids need to be taught better. Popularity isn't worth losing your life. People get drunk beyond reason, they get stupid, and bad things happen.
Drugs are illegal and look how easy they are to obtain. Banning does not work, the 21yr old drinking age does not work, abstinence education does not work, etc. etc. Until society as a whole changes itself no law or ban will stop people determined to do what they want to do. Take murder for instance the #1 illegal act, now look how many take place. Do you think someone is going to worry about making a little home brew?
